What is a Vacation Rental Audit and Design?
As Vacation Rental Consultants and Designers we deal specifically with the space as a whole. We take into consideration the preferences of the owner, the home itself, the location, and any competitive insights that are informing guest preferences. The design process can be as simple as getting mockups and links to furnishing items and as complex as full-furniture and decor sourcing and installation. The audit itself can be reviewing your competitors' listings to how well your online personality performs; ie managing bookings, to cleaning, and available supplies.

Project Plan
We start with a consultation. This is a valuable first step in putting together the project fundamentals, along with goals, design, and inspiration. We discuss our approach as it relates to our target market. For example, if we are targeting a high-end renter to charge a premium rate, it's important the design looks and feels luxurious down to the bedding and towels. We figure out any necessary logistics (do we need to schedule contractors or hire a receiver/installer?). This is where we hone in on the overall design direction, scope of work, including the timeline and budget, as well as clarify the desired outcomes.
Conceptual Design
In this phase we establish our design direction. We'll put together inspiration images for each space including ideas for furniture, decor, colors, materials, fixtures, and finishes.
Design plan
The design plan will typically include floor plans noting furniture layouts as well as room boards and product lists. We will review the design plan together and you'll give us any notes/feedback. There are no limits on revisions so we will continue in this process until you are 100% happy with the design products.
Installation
We will be onsite for the installation. Depending on the size of the property and project, this typically takes 3-5 days. We like to leave time to source small, decorative objects from local thrift and vintage stores if at all possible as it brings so much character to the space. It is our goal to have everything set up, professionally photographed, and renter ready before we leave.
